Demolition of City Inn & Suites Marks First Step in Major South Dallas Redevelopment

DALLAS, Texas (TXAN 24) — Demolition began Thursday at the former City Inn & Suites near Halperin Park, launching the first phase of a long-term redevelopment plan covering 26 acres in South Dallas.

Henley Capital, Susser Bank and Dallas City Councilmembers Chad West and Maxie Johnson gathered at the property at 223 S. Ewing Avenue to mark the start of the project.

The initial phase will replace the hotel property with parking intended to improve access to Halperin Park, including safer and more convenient parking near the park entrance. Susser Bank provided financing for the project.

“At first glance, this may look like a demolition project. It may look like a parking project. But everyone involved understands it’s about much more than that,” Susser Bank Chairman Sam L. Susser said.

Susser said the project is designed to support continued investment in the surrounding neighborhood while creating a foundation for future development.

Henley Capital ultimately plans to transform the 26-acre property into a mixed-use community featuring retail, multifamily housing and other uses intended to bring additional economic activity and investment to the area.

Susser credited Henley Capital for recognizing the property’s potential and developing a long-term vision for the site.

The redevelopment comes as South Dallas continues to see investment and community development efforts aimed at strengthening the area’s economic and social infrastructure.
